Is there a best time to sell?
It's interesting to note how so many things have their "seasons". Hockey in the winter, vacations in the summer, gardening in the spring and even retirement reportedly most often occurs in the fall. To some extend real estate has it's seasons too. The spring is traditionally a more active time, but is it always the best time to list? Well, it's not that easy. Homes usually sell throughout the entire year. Buyers are actively looking, when their need arises, which usually happens at all times of the year. It is true, that the market fluctuates throughout the year, however these fluctuation are impossible to predict in order to catch the right time. And there are other factors to consider. Things like economic underlying data, interest rate fluctuations and even events that occure hundreds if not thousands of miles away from the home you want to sell can have an impact on the successful sale of your home. Selling your home? Which documents you should pull together
Imagine you're viewing a home for sale. You venture to the basement, check out the furnace room and notice the connection to an AC unit. Is this unit owned or leased? As a potential buyer, you want to know. Now imagine a property you're viewing has a brand-new gas fireplace. Nice! Is it still under warranty? Is that warranty transferrable to you when you buy the home? You would want to know. So when you are on the selling side it is very likely, that you will be asked to provide documents pertaining to any and all of these questions. In order to show, that you are an organized seller, who maintained their home and has nothing to hide, it is prudent to get these documents together well before you list the home for sale. Take the time to find the following info: Renovation docs (keep the work orders, any receipts, warranty certificates and related docs together) Major repairs Service records and mainenance books Manuals of all appliances (no matter if fixtures or chattels) Keep in mind, that you may have purchased extended warranties or maintenance agreements at the time of purchase, which may be transferrable to the new owner. Some agreements or leases transfer automatically, so you have to be able to show a potential buyer exactly what they are getting into. The better organized you are at the beginning, the greater the chances become to sell the home to an interested party.
Preparing for a day of multiple showings
When you are selling your home, several showings may be booked for the same day. That can be a good thing, because it can create increased excitement from buyers for your home. To prepare for multiple showings we've gathered some tips: Clean and prepare your home the day before. Don't scramble and leave everything to the last minute to get ready in the morning. Confirm with your agent (if the agent hasn't done so) the first appointment and the last appointment of the day. Schedules change quickly and you don't want get in the way of someone falling in love with your home. Plan to leave your home some 30 minutes before the first showing and don't come home until at least 30-60 minutes after the last showing (depending on the size of your home) Put together a check-list of last minute items, that need to be checked before you leave (toilet seats, windos, screens, water hose, flowers and decor, pillows, etc) If possible, always allow for last minute squeeze in showings. That buyer might just be the one to buy the house Yes, this seems to be a daunting list of things to do and it most likely is one of the least convenient times for home owners in their own homes, but always remember, you want to sell for a reason. Without this inconvenience, those reasons cannot be accomplished.
